just speaking to a friend.Told me a lad at work trying to sell hosue for £210k.Forced seller has jsut put an identical house on at £180k for quick sale.Result is that it reinforces the downward move.Once it tranacts, reticent buyers will check nethouseprices and refuse to pay much more.

Think he's going to pull his and wait for the sale to complete....................oh dear...spring dead cat bounce etc

on my street, we currently have 5 houses for sale - did have 6 but they have withdrawn it, having had no luck selling it

one a few doors down is the same as ours but with drive and garage, which has been done up and they intended to flip it - they paid £160k for it in May 07 and have been trying to sell it for £220k since sept 07 - lost a buyer before Xmas - reduced last month to £212,500 but in reality its still £30k-ish over-priced by my reckoning. If we wanted to put our on the market now and get a sale it would be around the £160k mark... as others are on at around £170 - £190k... just to undercut everybody else.

Just waiting for it turn up as a repo now...
