As is traditional at this time of year, I've made a few new year resolutions.

One of these, is to spend less time on here. The main reason for this is that while I still enjoy reading the posts of many, I've been on here for 18 months or so, and that's long enough to see a certain degree of repetition in the thread topics, and so to a certain degree, I now feel I've seen all there is to see on here.

I would add that there is a new class of thread topic, which is that of discussing real actual downturns in house prices, which appear to be happening now, much to my relief. I hope and expect that class of thread topic to go from strength to strength over the coming year.

I'm going to pop back for a read in April, to see what the state of play is. It could be an interesting year ahead, and I expect the reports of HPC to be coming thick and fast by then!
