Had an interesting chat over a beer with the local Ea mafiosi last night. It seems that there is now real competition between vendors of the big houses in Golders Green. Deals being agreed at around -40% off summer asking prices. Told me about a vendor who had one valued at 1.5M in summer and has just listed at half that. laugh.gif

Just thought it best to be careful as I read about the aliens causing grief to Propertysnake. Anyway on a completely seperate matter this looks like a very nice bargain type of house in NW11

Golders Green!!! - are not the people that live there historically very financially astute perhaps too much for their own good- indeed so much so infact jealously has - well you know.

Would not surprise me Golders Green takes an HPC hit early.

don't know the area but that asking price seems around the same level as May / June of this year - doesn't appear to be any significant fall

Sigh rolleyes.gif ...I prefer 2003 prices meself, which is where that area is headed. Wake us up when a semi is 400K there's a good lad, you'll be out of the estate agent job by then though eh? wink.gif

Without blowing my cover if I was going to offer on a large semi in Golders I would offer 70% of asking. Hope this helps. rolleyes.gif

Update from Ea he has two vendors priced up around £1.25M who he says would take 900K tomorrow. He said that vendors concerned about showing their hands by reducing advertised price and possibly losing a "lunatic" (his actual words not mine) who may actually pay near asking. wink.gif

How can that place ever be £1.5 million. I remeber kingsley's in the summer advertising 5 bed detached properties in golders for around the 800k mark.

There's a house with what looks like a loft extension on for £2.4M and it's on a main road. Houses nearby H. Heath same spec on for £500K less. Either a lot of spoofers or totally deluded vendors. My source says it's worst in N . London. He only deals with biggish stuff anyway and is a well known name.

I'm in Southgate, North London.

I think it's too early to say at the moment. The Spring Bounce - or lack thereof - will be the real key. Too many false dawns before. I've noticed that for my postcode, Rightmove has it's highest ever numbers for sale, but that's still only about a 10% increase on last year. Not huge. One thing I will say is that a 3 bed semi that went on the market round here 2 weeks ago has just "Sold"; it'll be interesting to see it's price on one of the indexes later on in the year.

My info is that it's the stuff on at £1M+ that has a wet cardboard price. I was told that there is stuff there that you could have a go at half the price if you were serious. Not my bag at all but the Arabs will probably have some of it.

No doubt sum1 who needs out and maybe sees where things are going. My sauce knows the top end market very well and he described to me how sum people have made extraordinairy amounts these last few years. If you can make 40-50% you can lose it too. Reality is even if 1 cud get a 40-50% offer accepted today where is the upside? sad.gif

Look Bri2, lets get real here. 10-20% off is a good but achievable result, 25-30% if you are very lucky & the vendor is in significant difficulty, but 50% - lets get back to reality - I bet you kick the tyres when you go to buy a car too!

My evidence is 1st hand from an Ea in the market. The point that you are missing is that most of these properties have increased massively in price. Therefore some of these sellers are merely taking a view that they want to cash in their chips ASAP. The bottom line is that in Golders if you are selling a £1M+ house you are in serious trouble. The higher the price the bigger percentage discount you will have to give. I know that my sauce has been openly inviting any offers at any price to get things moving.

Had a session last nite and here is the info on NW11. They have put a couple of "Sold STC" to hold things up a bit. A house on at about £1.75M took an offer of £1.1M and owner will decide next week. laugh.gif

I'm near there in new southgate in the converted lunatic asylum, and I've been monitoring everything in the development closely. It's quite an odd development with every flat slightly different so there's no real consistency and valuations seem to vary quite wildly.

Anyway, there were loads of properties around in the middle of last year and seemingly all have sold except for the ones that at the time were obviously ridiculously overpriced relative to the rest of the places up for sale. Virtually no new listings for the last half of the year, whatever the drop off in buyers there's been an almost complete drop in vendors.

It is relatively safe and has fantastic public transport links. The parts near Golders Hill Park are particularly nice, as is Hampstead Garden Suburb (although the residents of HGS wouldn't like to be classed as living in Golders Green).

Agree with you about the lack of decent pubs (although Hampstead is not far away), the general crapness of Golders Green Road and the butchering of period properties.
