I agree 172k is way too much - The poor bugger who paid £350k for it must have been mad
You should also change your title - this place is no where near Greenwich, it is like comparing Tottenham with Islington!

Lot 126 in the Mailbox in Birmingham - sold for 162,500 but previous purchase price was 195,000 in 2002 - another winner !!!

SE 28 is only Greenwich if you are an EA - otherwise it's the distinctly nastier Thamesmead.

You know these cr4ppy flats that already have 50% nominal falls?
I predict that they will halve again by the time this crash is through. Whoever paid £172k has just caught a falling knife.

absolutely - greenwich and thamesmead are at complete contrasts with each other
