prices are sticking - not yet falling.

Savills are selling a garage on Fullerton Rd in the Tonsleys
Any idea what this should cost?
On their ad there no price
I took a quick look on the net - Southfields garage for sale on gumtree - 25 -35k

Rough RoT - 5% of the cost of the property. Depends on whether it has restricted access, whether freehold etc.

Hmm... if it's freeehold and you can stick a room on top or something, perhaps...

Rightmove has 7%+ drops for December. That's a lot.

Stuff for sale for ages. No doubt. Taking a long time for under offer boards to appear.

Here's a stat for you - SW18 unsold properties out of properties listed.

Aug 27, 2007 - 632 unsold out of 1266 - 50%
Nov 1, 2007 - 784 unsold out of 1241 - 63%
Jan 11, 2008 - 786 unsold out of 1111 - 71%

SW12 and CR0 (Croydon) have also broken the 70% unsold barrier this week.

V. interesting.

Purely anecdotal but stuff definintely sticking around for longer.

Asking prices pretty much at spring 2007 levels - no return to 2005 just yet, particularly for nice houses.

Credit contraction should change all that.
