The peak in house prices will be reached in the period towards the end of 2007 and the beginning of 2008. In the meantime between now and then house prices will continue to rise. This is completely contrary to your assertion that the property market peak was reached in the middle of 2004.

House prices are continuing to rise and rise strongly as the latest 2% monthly rise reported by the Halifax suggests. If this trend continued then in a year's time house prices will have risen by 24% from what they are today.

The property bulls have won, the property bears have lost.

It puts me in mind of, say, some fund managers interviewed on Bloomberg or Kirsty on the TV. Talking absolute ***** but listened to and believed for the sole reason of being....well............a fund manager or "property expert". Anyone can look good in a bull market - let's see how losses and drops are explained!!!! laugh.gif

He SOUNDED at times to be the real deal. I think a foreign accent helped!!!!

I live in a council flat, recently was sent something inviting me to apply for a 40% shared ownership of new build flats nearby, 2bed's on a crumby main road, 215k! when 3bed houses can be had for 230k. Can't believe they are valuing these so highly

I take it your a property bull(shitter). Well i give all bulls the same advice invest in KY jelly. This stuff is going to be very scarce when the crash happens. It would also be wise to buy personal supplies to ease the pain of having your hole stuffed. My only regret is not being there to personally witness the expression on your face.

Try looking at the facts - latest quarter Land Registry figures show that house prices fell substantially in all regions except London and NI. Even the London mini-boom is petering out. So, coming back to your proclamations. They are based on, er, what?
